Know How Much, No Surprises
Make sure you understand your total costs associated with buying new construction. Make sure you’re given a good faith estimate (GFE). This will outline closing costs and prepaids. Closing cost with builders sometimes include “all” closing costs, where typically in a resale you’re just responsible for your closing costs. This is something your agent can negotiate for you.
Buyer beware of hidden or padded fees
Is the builder charging you for that amazingly low rate they are offering you? This is necessarily a bad thing, an upfront fee could save you tens of thousands of dollars over the next 30 years. However all fees should be communicated and explained and never surprise to the buyer.
